One of the largest proposed developments in northern Rutherford County is back on the agenda. Twinning Station, a mixed-use project along Waldron and Blair roads in La Vergne, returns to the La Vergne Planning Commission on Tuesday, Sept. 29, 2026, at 6 p.m. at City Hall, 5093 Murfreesboro Road.
Where the Project Stands
The planning commission deferred the request on Aug. 25, according to the draft minutes in the Sept. 29 meeting packet. It returns as old business, now listed at about 89 acres, down from the roughly 110 acres described in the August packet that WGNS reported on Sept. 23.
The request would rezone the land from R-1 and PDR R-3 to PDR R-3 (Planned Density Residential). The commission's vote is a recommendation to the La Vergne Board of Mayor and Aldermen, which makes the final decision. A board hearing date has not been set.
What Twinning Station Would Include
According to the city staff report for the Sept. 29 meeting, the third version of the plan shows:
- 938 residential units
- 142,000 square feet of retail
- A 54,000-square-foot grocery store
- 30,000 square feet of office space
- About 2 acres set aside for a future fire station
The August plan described by WGNS included 220 active-adult (55 and older) homes, a mix of single-family homes, townhomes and multifamily rentals, and about 25% open space. The developer would also pay for a traffic signal on Waldron Road across from Snowdrop Avenue, and Waldron Road would be widened to three lanes.
The land is owned by Twinning Station Partners LP, and Equitable Property Company LLC is the applicant.
Open Questions From City Staff
The staff report, reviewed by City Planner Bo Logan, City Engineer Gary Lide and Utility Engineer Scott Tatalovich, lists items still outstanding:
- Updated stormwater calculations and an updated traffic study
- Water and sewer are available, but availability letters have not been issued
- Staff says the active-adult section of the plan "is still not correct"
- Engineering asks that the fire station site be relabeled "Public Use" throughout the plans
